Freehold Block Management

HAS Property Management was established in 1959, and can provide all the services needed for Freehold Block Management.

Our management fee for basic service includes:

• Examination of the leases to ensure compliance
• Setting up a designated bank account for management of the service fund
• Setting up the account and freeholder / lessee details on bespoke software for reporting purposes to the freeholders and lessees
• Managing the client’s account and liaising with the auditor to comply with legislation
• Undertaking and maintaining the expense accounts and all associated invoices
• Reporting to all lessees and freeholders and liaising between the two
• Collecting Service Charge payments and reconciling on the account
• Collecting Ground Rent (if applicable) and reconciling on the account
• Instructing contractors on minor repairs and paying invoices
• Renegotiation and renewal of Buildings Insurance
• Scheduling of regular maintenance of fire alarm, emergency lighting and intercom as per existing contract if applicable or re-negotiation of new
• Managing all contracts, such as cleaning, lift servicing etc.
• Managing a sinking fund if required
