At HAS Property Management, we pride ourselves on never being out priced by any other Agent offering the same level of Service. Should you find another Agent offering a better price for the same level of service, please let us know. We will not be beaten on price.

HAS Property Management offer a bespoke service designed to meet your needs. The below ‘off the shelf’ packages are an indicator only. You tell us what service you need, and we design a package to suit you. But please remember, we will not be beaten on price.

Tenant Find

This is the base level of our range of services. It is primarily aimed at Landlords who are experienced, confident and have the time to manage a tenancy. With legislation constantly changing, Landlords need to be confident that they can keep abreast of new regulations. For example: local authority Selective Licensing and Additional Licensing, fire safety and legionella risk assessments, periodic HHSRH inspections, EPCs, electrical safety certificates, deposit registration restrictions etc. Landlord self-management of tenancies is not for the faint hearted.
However, should you feel confident to ‘self-manage’, our Tenant Find service means that we will on your behalf:

  • Advertise your property through a number of portals, which change depending upon market conditions at the time, to maximise market exposure.
  • Undertake viewings with prospective tenants at a variety of times, in order to increase coverage.
  • Conduct employer, landlord and personal referencing, bank statement analysis, credit checks, right to rent investigation, identity checks etc.
  • Liaise with you to ensure you are content with the selected applicant.
  • Draw up the Assured Shorthold Agreement, including a Guarantor Agreement where appropriate.
  • Register the Deposit and lodge in a client account.
  • Transfer all utilities and council tax into the tenant’s name.
  • Ensure the seamless start of the new tenancy.

Tenant Find –

One Month’s Rent (Plus VAT)

Tenant Find and Rent Collection

Some Landlords are sufficiently experienced, confident and have the time to manage a tenancy, but do not want to become involved in the rent collection and arrears management. Our Tenant Find and Rent Collection service means that we will on your behalf:

  • Advertise your property through a number of portals, which change depending upon market conditions at the time, to maximise market exposure.
  • Undertake viewings with prospective tenants at a variety of times, in order to increase coverage.
  • Conduct employer, landlord and personal referencing, bank statement analysis, credit checks, right to rent investigation, identity checks.
  • Liaise with you to ensure you are content with the selected applicant.
  • Draw up the Assured Shorthold Agreement, including a Guarantor Agreement where appropriate.
  • Register the Deposit and lodge in a client account.
  • Transfer all utilities and council tax into the tenant’s name.
  • Ensure the seamless start of the new tenancy.
  • Arrange for the rent to be paid into a client account.
  • Monitor the incoming rent every month.
  • Report to you each month with a statement and rent transferred into an account of your choice.
  • Investigate any rent arrears and report to you.
  • Assist with any legal action necessary to pursue any rent arrears.
  • Undertake annual rent reviews and report to you market conditions.

Full Management

Full most landlords, our Full Management Service means peace of mind in the uncertain world of residential lettings. The base level for full management means that we will on your behalf:

  • Advertise your property through a number of portals, which change depending upon market conditions at the time, to maximise market exposure.
  • Undertake viewings with prospective tenants at a variety of times, in order to increase coverage.
  • Conduct employer, landlord and personal referencing, bank statement analysis, credit checks, right to rent investigation, identity checks etc.
  • Liaise with you to ensure you are content with the selected applicant.
  • Draw up the Assured Shorthold Agreement, including a Guarantor Agreement where appropriate.
  • Register the Deposit and lodge in a client account.
  • Transfer all utilities and council tax into the tenant’s name.
  • Ensure the seamless start of the new tenancy.
  • Arrange for the rent to be paid into a client account.
  • Monitor the incoming rent every month.
  • Report to you each month with a statement and rent transferred into an account of your choice.
  • Investigate any rent arrears and report to you.
  • Assist with any legal action necessary to pursue any rent arrears.
  • Undertake annual rent reviews and report to you market conditions.
  • Undertake property inspections, whether the property is occupied or empty.
  • Attend to any reports of dilapidation and repairs.
  • Arrange for quotes on any repairs.
  • Liaise with you on any repairs necessary.
  • Manage any repairs and payments.
  • Manage the end of tenancy procedure.
  • Deal with any deposit issues and arrange return.
  • Undertake a full market appraisal for re-letting
  • Undertake a property inspection for re-letting purposes.
  • Advise on any property refurbishment necessary.
  • Arrange for quotes on agreed refurbishment.
  • Manage repairs and refurbishments and payments.

Full Management –

12% of Rent Collected (Plus VAT)

Bespoke Full Management for Portfolio Landlords

Many of our landlords who choose the Full Management service require changes and additions to our procedures. This is where our bespoke service is of enormous benefit.

We at HAS Property Management will ensure you are given a priority level of service, which includes an ‘out of hours’ facility. Our financial reporting can be tailored to your needs, including liaising with your solicitor and accountant.

Regular updates of the local market means that you are the best position to make financial decisions. We can source new investment opportunities as part of the service, allowing professional Landlords to increase their portfolio with the minimum of input and effort.
